Under and by virtue of the Power of
Sale contained in a Security Deed given
by Michael Scott Hornbostel and Sheila
Ann Hornbostel to Fairfield Financial
Associates of Macon, dated November
28, 1988, recorded in Deed Book 827,
Page 209, Houston County, Georgia
Records, as last transferred to Real Estate
Financing, Inc. by assignment dated
November 28, 1988, recorded in Deed
Book 827, Page 215, Houston County,
Georgia Records, conveying the after
described property to secure a Note in the
original principal amount of SIXTY
THOUSAND THREE HUNDRED FIFTY
NINE & NO/100 DOLLARS ($60,359.00),
with interest thereon as set forth therein,
there will be sold at public outcry to the
highest bidder for cash before the
courthouse door of Houston County,
Georgia, within the legal hours of sale on
the first Tuesday in October, 1994, the
following described property:
All that tract or parcel of land situate,
lying and being in Land Lot 122 of the Fifth
Land District of Houston County, Georgia,
being known and designated as Lot 6,
Block A, of a subdivision known as Ashlund
Ridge, as shown on a plat of survey
prepared by Terry M. Scarborough, dated
April 14,1987, recorded in Map Book 32,
Page 144, Clerk's Office, Houston Superior
Court. Said plat and the recorded copy
thereof are hereby made a part of this
description by reference thereto for all
purposes.
The above described property is
conveyed subject to Protective Covenants
recorded in Deed Book 764, Pages 94-
100, Clerk’s Office, Houston Superior
Court; also conveyed subject to an
easement for drainage and utiltiy purposes
over, upon and across the rear ten (10)
feet of said property as shown on the
aforesaid recorded plat of survey.
The debt secured by said Security
Deed has been and is hereby declared
due because of, among other possible
events of default, failure to pay the
indebtedness as and when due and in the
manner provided in the Nbte and Security
Deed. The debt remaining in default, this
sale will be made for the purpose of paying
the same and all expenses of this sale, as
provided in the Security Deed and by law,
including attorney’s fees (notice of intent
to collect attorney’s fees having been
given).
Said property will be sold subject to
any outstanding ad valorem taxes
(including taxes which are a lien, but not
yet due and payable), any tnatters which
might be disclosed by an accurate survey
and inspection of the property, any
assessments, liens, encumbrances,
zoning ordinances, restrictions, covenants,
and matters of record superior to the
Security Deed first set out above.
To the best knowledge and belief of
the undersigned, the party in possession
of the property is Michael J. Kopsick or a
tenant or tenants arid said property is
more commonly known as 111 Ashlund
Drive, Centerville, GA 31028.

POWER OF SALE

COUNTY OF HOUSTON
On the 29th day of July, 1993, LEE ROY
KENDRICK executed a deed to secure
debt in favor of FARMERS & MERCHANTS
BANK securing a note of even date, said
indebtedness being due and payable in
accordance with the terms and conditions
contained in said note, said security deed
being of record in Deed Book 1038, Pages
676-678, Clerk's Office, Houston Superior
Court.
By virtue of the power of sale contained
in said deed to secure debt, there will be
sold by the undersigned at public outcry to
the highest and best bidder for cash before
the Courthouse door of Houston County,
Georgia, within the legal hours of sale, on
the first Tuesday in October, 1994, same
being October 4, 1994, all of the following
described property:
All that tract or parcel of land situate,
lying and being in Land Lot 150 of the
Fourteenth Land District of Houston County,
comprising 2.00 acres and being more
particularly described according to a plat of
survey prepared by Jones Surveying
Company, dated January 31, 1985, and

The debt secured by said deed to secure
debt has been declared due because of

Official Codeof Georqia Annotated Sections
44-14-162 through 44-14-162.4 has been
provided in accordance with the provisions
of the aforesaid Code sections, by letters
dated August 31,1994, addressed to LEE
ROY KENDRICK.
The undersigned will execute a deed to
the purchaser at said sale as provided in the
aforementioned deed to secure debt.
